It will now be easier to own a homesite at one of St. Louis’ most desirable locations, Mason and Ladue roads. That is the site of the toney Enclave Bellerive, where 55 homes will rest in a 44-acre gated community.

    Enclave Bellerive has been developing the area since 2005, and now the company is offering future homeowners the opportunity to purchase homesites only, with the intent to build at a future date, explains Gregory Vatterott Sr., managing principal. “This option is ideal for future residents who want to secure their location but are not yet ready to build,” he says.

    “Without question, the location is superb,” Vatterott notes of the expanse that borders Bellerive Country Club. He says the separate purchase offering comes as a response to the current climate in the housing market. “It’s a market that requires sellers of a premium-priced product to make that product attainable to the largest possible pool of purchasers,” he says. “In addition, the prospective buyer can choose the location of their home and take time to relocate. It’s perfect for those who prefer this location but will not yet be ready to move for a couple of years.”

    Homesite prices begin at $437,000. “Our willingness to now accept homesite-only contracts significantly lowers the initial investment required to join Enclave Bellerive,” he points out, adding that buyers will have up to five years to begin construction of a home and can bring in their own builder. “We request only that the building and architectural integrity remain in accordance with the rest of the neighborhood.”

    The neighborhood of single-family, maintenance-free homes calls for Jeffersonian-style architecture, with all-brick walls, meticulously detailed porticoes, domes and other noteworthy architectural features. Site-inclusive prices begin at $1.345 million and feature five different floor plans that range from 3,200 to 7,000 square feet. Two display homes, the 3,700-square-foot Charlottesville and the 4,600-square-foot Virginia, are available for viewing. And two inventory homes, a 1 1/2-story Edgemont model with 4,800 square feet and a single-level Farmington model with more than 3,200 square feet, are move-in ready. All homes feature full-brick exteriors, drive courts, three-car garages, first-floor master suites, and fully equipped kitchens. Display homes are open daily, Tuesday through Sunday, from 10 a.m. to 5 p.m. and Monday, from noon to 5 p.m.
