Quality homes in the communities of Clayton and Ladue are at the top of everyone’s wish list, according to our survey of some local realtors. Read on to see why the following neighborhoods are expected to be sales hotbeds in the coming year.

Ladue and Clayton are always hot and will continue to be because they have top-rated schools and are so centrally located to everything. And within those areas, the popular Clayton neighborhoods are Claverach Park and all of the neighborhoods off Wydown Boulevard. In Ladue, Hacienda is a great, kid-friendly neighborhood, and Briarcliff is always hot. I’ve even had buyer-bidding competitions for homes for the first time since 2008. People are in competition for listings in these areas, and I think that will be continuing into next year.

Real estate in the Ladue and Clayton areas, along with the surrounding central corridor, will see a marked increase in sales in 2013. These areas are attractive to all ages, not only because of their location and proximity to all major thoroughfares, but also for the Clayton social scene, diverse restaurant choices and quality schools. Many sellers, having experienced the downturn in the market in recent years, have held off listing their homes and focused on updating their property in an effort to compete in a buyer’s market. An influx of listings, motivated buyers and interest rates at an all-time low will fuel the market in the coming year.

Ladue, Clayton, University City and Kirkwood will do very well for a variety of reasons. Some are school district-driven and some are location-driven. Areas that are close to Washington University and BJC, like University City, with its architectural beauty, are very popular. People really like being able to walk to the school or jump on Metrolink to go to the hospital. Kirkwood is very affordable and has really good school systems. In Clayton, there are those great areas where you can walk into downtown Clayton. And Ladue has its charm. For people who want more land around them, you can get a home in Ladue for less than a similar property in Clayton. The Briarcliff neighborhood in Ladue will be very popular for this reason.

Communities like Webster Groves, Kirkwood, University City, Ladue and Clayton that offer distinct architectural style and a nucleus of boutiques and café options are a hot-button attraction. We expect that the school district directive will continue to hold a captive audience of buyers. We have seen a direct response from our out-of-town buyers who only look in sought-after school districts.

Picardy and Clairemont offer beautiful estates, and Hacienda features 60- to 70-year-old houses that have high-quality artisan work. And when you’re in Ladue, you have two great choices—you can use the award-winning public school system, or the private schools—and a majority of the private education is sitting within a mile of many of the neighborhoods. Families want that neighborhood feeling again, and Ladue lets you keep that sense of community.
